COVID-19

Yes, we’re currently open and providing self-showing options, online applications and self move-ins.

We are providing contactless showing options for those interested in touring one of our available properties. To schedule a contactless showing, please visit the schedule showing tab, select the property you are interested in viewing and fill out the form. Self-showings are permitted Monday through Saturday from 8 a.m. to 8 p.m. and require completion of the self-showing form, including a copy of your government identification. When you arrive at the property, you will confirm your appointment time and identity with your valid form of identification at the exterior camera. Once validated, we will remotely unlock the door for your access. Please be sure to turn off all lights and close all doors on your way out.

Yes, our homes are being thoroughly cleaned after a move-out and once again prior to move-ins following all available CDC and governmental guidelines.

Yes, your rent payment is still due on the date and in the amount listed in your lease agreement unless you’ve made other payment arrangements with us. If you find yourself unable to make your full rent payment due to COVID-19, please contact us via the Resident Portal to see what options are available. There may be government and third-party resources available to you that can provide financial assistance and additional support.

All terms of your lease agreement are still in place. If you find your situation has changed due to COVID-19 please contact us immediately so that we may discuss further options.

Yes. If you’ve already put in your notice but you’ve changed your mind and you’d now like to renew your lease, please contact us as soon as possible so we can make arrangements with you.

Yes. At this time, we are only handling service requests for items that are essential for the health, safety, or habitability of your home. Service to items of convenience, like microwaves and dishwashers, may be postponed.

Blueprint® and it’s subsidiaries is a full-service real estate brokerage and management firm operating in the Southeastern United States. Since 2012, we have been serving clients, communities, residents, and tenants in the real estate sector.

While we do own and manage a small percentage of our portfolio, in most instances Blueprint is acting as the managing agent on behalf of the property owner.

Rental Criteria

When looking to rent with us, every applicant must meet minimum requirements including background, criminal and credit screenings, submission of valid identification and proof of income, and more. Additional information may be found in the questions listed below and can be found on the application itself.

Background screenings verify an applicants creditworthiness for renting a property. Our software uses AI screening to establish a rental score for each applicant based on an analysis of information gathered from each applicant’s consumer credit report, previous rental history and background check. The consumer credit report may include payment history information, bankruptcies, number of open accounts, collection activity, outstanding balances and credit inquiries. The background check is performed at a State and Nationwide level. Applicants with violent crime and/or sexual assault history will not be approved.

1. Valid Government Identification (State Issued ID, Drivers License, Passport, etc.)

2. Income Verification (Bank statements, copies of W2, taxes, etc.)

All applicants must present valid government-issued photo identification. Acceptable forms of identification include:

  • State-issued driver’s license or identification card
  • US Passport or passport card
  • US CIS Form I-551 permanent resident card
  • Non-US citizens and other lawful aliens may provide a foreign passport as acceptable identification.

Applicants will be required to provide a Social Security Number (SSN) or Taxpayer Identification Number (TIN) at the time of application. Applicants unable to provide an SSN/TIN will be considered as long as all other requirements of the applicant identity policy have been met AND a required co-applicant is able to provide a valid SSN/TIN along with the same criteria above.

A criminal background check will be completed for each applicant. The Lease Application will be denied for the following criminal convictions:

  • For felony offenses involving crimes against children, sex-related offenses, homicide, kidnapping, and drug sale, manufacturing, or distribution, or any felonies within the past 10 years.
  • For misdemeanors offenses involving crimes against persons, property, or animals, financial crimes (e.g. bad check, identity theft, fraud), and other drugs, prostitution, and/or weapons-related offenses within the past 3 years.
  • Most other misdemeanor offenses (e.g. traffic or alcohol-related offenses), will not decline the Applicant.

These criteria do not constitute a guarantee or representation that residents or occupants currently residing in one of our homes have not been convicted of, or subject to, deferred adjudication for a felony, certain misdemeanors, or sex offenses requiring registration under applicable law. Resident or occupants may have resided in one of our homes prior to the implementation of this policy, and our ability to verify this information is limited to the information available to us by the applicants and credit reporting services. Residents or occupants who are convicted of any of the foregoing after this Lease Application may be subject to forfeiture of Lease Application Fees or eviction if a conviction occurs after move-in.

If you feel your credit score or income may not be sufficient to rent one of our properties, a guarantor or co-signor may be necessary. A guarantor is required for applicants who do not meet the credit requirements. The guarantor is subject to the same guidelines as applicants. The guarantor must complete a separate Lease Application and pay a Lease Application Fee. The guarantor will be required to sign a guaranty.

Application Process

Once you’ve found the property you love, you may apply online using the “Apply” button on the menu at the top of the website OR navigating to the property and clicking “Apply” or clicking the following link and selecting the property from the drop down menu:

 

Once your application is completed, typically you will receive a decision within 24 to 72 hours via e-mail. Please be sure to include complete and accurate information in your application to expedite processing and be sure to include an E-Mail that you check regularly as this information will be used for communication purposes and account access. Any incomplete or inaccurate information in the application may result in processing delays or cancellation of your application. Cancellation of your application due to false information may result in forfeiture of monies paid including application and holding fees.

Each person over the age of eighteen (18) is required to submit a separate Lease Application and Application Fee. Families applying together will pay a reduced fee and may add occupants under eighteen (18) for free in the application under the “Additional Occupants” field. When there is more than one application and/or guarantor (co-signor), the group will receive a single averaged rental score based on the combined credit and rental history of all applicants. An applicant who is denied due to criminal history will cause the entire applicant group to be denied.

Congratulations! Once your application is approved you will receive a confirmation via email of our decision. You will also receive your Lease Agreement for review and signature. Once your Lease Agreement is signed and completed you will gain access to our Resident portal in order to log-in and submit any required payments. Typically, required payments will include your Holding Deposit which is equal to one month’s rent and will automatically convert into your Security Deposit once you have taken occupancy of the property. For more information, please refer to the Holding Deposit section below.

While we hope this doesn’t happen, if your application is denied you will receive a notice via email outlining the reason for our decision. If your application is denied due to credit history you will receive information on the credit reporting agency that provided us with the information and may dispute any inaccuracies with them. If the inaccuracy is corrected or your creditworthiness changes for any reason we welcome you to apply with us again in the future! If your application is denied due to criminal background history, we typically do not make reconsiderations, however, you may submit supporting documentation along with a letter explaining the circumstance and upon review, if we determine the circumstances to be acceptable (a crime committed decades ago, false allegation, your attorney’s letter explaining the situation, etc), we will invite you to reapply again.

To make sure everyone has a fair chance of renting one of our properties, we offer a first-come-first-served approach and only consider one application at a time. This approach helps ensure that everyone is treated fairly and equally. An applicant who submits an approved application will have 72 hours to sign their Lease Agreement AND submit their holding deposit which allows us to remove the home from the market. Once the applicant takes possession of the property on their move-in date, the holding deposit automatically converts into your security deposit. If the applicant fails to take possession of the property on the scheduled date or withdraws their application after paying their holding deposit, these funds are forfeited and the lease agreement is canceled.

The information you provide in the Lease Application, or information we obtain with your permission the rental application, will not be sold or distributed to others. We will use that information to decide whether to enter into a Lease Agreement with you and for all other purposes relative to any future Lease Agreement between use, including the enforcement of the Lease Agreement

Pets

At Blueprint, we’re pet people! We understand pets are part of the family and do all we can to accommodate your needs. As each individual property is different and some may be located inside of a Community with pet restrictions, some may or may not accept pets in the home. Blueprint accepts dogs, cats, small caged animals, caged birds and fish and does not have it’s own breed restrictions for dogs if the home accepts pets.

Service Animals are always welcomed and accepted per governing law.

If the home accepts pets and you have been approved a non-refundable Pet Fee in the amount of $300 per pet will be charged prior to move-in. Additionally, monthly Pet Rent of $25 per month, per pet will be added to your rent. Verified service or assistance animals are allowed and are not subject to the Pet Fee or Pet Rent.

On the application itself, you will see fields to add your pet(s) information which will automatically calculate the pet application fee at the end of your application. If you have already submitted your application, you may visit the “Resident Center” page on our website or visit the following link to submit a new pet application.

Service animals are welcome at our properties and are not subject to any additional fees or rent. Proper and verifiable documentation from a physician, psychiatrist, social worker, or other mental health professional stating that the animal qualifies as a service animal must be submitted. Additionally, documentation showing all required vaccinations are up-to-date must be submitted.

Rental Payments

Acceptable forms of rental payment include:

  • ACH/echeck available through the Resident Portal (free of charge)
  • Debit and Credit card payments available through the Resident Portal (additional processing fees may apply)
  • Check, Cashier’s Check and Money Orders delivered in person at our offices during normal business hours.

Mailing payments, cash payments and partial payments are not accepted.

We have a variety of payment options available with the most convenient being online through our Resident Portal. The Resident Portal allows for one-time or recurring/automatic payments via ACH/e-check, debit and credit cards.

If you prefer another method of payment, we accept Check, Cashiers Check, and Money Order payments delivered in-person to our office during normal business hours.

Rent is due by the 3rd day of every month unless otherwise noted in your Lease Agreement. Late fees are applied as outlined in your Lease Agreement.

Your security deposit will vary based on the monthly rent of the home you choose and other variables including but not limited to: credit history, verifiable income, lease length, and the quality of supporting information provided during the application period. Your security deposit amount will be outlined in the Lease Summary page of your Lease Agreement for your review prior to signing.
